Our client

Morgan Hunt is working with a Housing Association in the Northwest to recruit an Asset Manager on a permanent basis. This is a full-time role, working 35 hours per week. In the past, our client has relied heavily on external consultants to provide asset management expertise, and this role will be a brilliant opportunity for the right person to share this new, in-house specialist role.

As the Asset Manager, you will report directly to the Operations Director and lead on the delivery of the strategic priorities and plans for the association’s asset management services. You will have extensive experience in leading and coordinating asset management projects and working knowledge of stock condition surveys.

You will be the expert on retrofit and energy efficiency, keeping abreast of changes in legislation and innovation within the sector, ensuring this is fed through to all plans and projects. You will lead on the tendering and procurement of services related to asset management, such as digital switchover and future proofing.

The role

  • Take responsibility for the development of the asset management strategy.
  • Lead and coordinate asset management projects and acquisitions that directly support the overall vision.
  • Commission all external stock condition surveys, ensuring these are completed on a continuous and ongoing basis.
  • Once completed undertake the necessary analysis to influence future investment decisions.
  • Update and maintain stock condition information following the completion of all internal stock condition surveys. Use this information to assess completed works or review of lifecycles to inform accurate budget assumptions.
  • Use information gained through inspections and surveys to highlight and present investment opportunities to the senior management team as part of the growth strategy.
  • Lead on tendering and procurement of services relation to asset management, digital switchover and future proofing projects, identifying gaps in services and developing new ideas and opportunities.
  • Undertake contractor appraisals for quality assurance and value for money purposes.
  • Be responsible for the annual budget management in relevant areas including stock condition and acquisitions.
  • Take the led with writing all relevant policies and procedures relation to asset management.
  • Investigate stage 1 complaints in accordance with the Housing Ombudsman’s Complaint Handling Code.
  • Be an emergency contact for out of hours calls.

The successful candidate;

  • Professional membership of a relevant construction industry body (RICS or CIOB) or considerable relevant equivalent experience.
  • Technical knowledge around building construction methods and material.
  • Experience of undertaking stock condition surveys ensuring all legislative and regulatory requirements are considered and HHSRS assessments are undertaken at the time of survey.
  • A strong track record of delivering effective asset planning and contract management to a large and diverse portfolio of mix tenure properties and associated budgets.
  • Strong commercial and financial track record and experience of leading contractors through business planning / execution and change.
  • Innovative and have the ability to forge and maintain excellent relationships both internally and externally.
  • Experience of managing budgets and operating at a senior level.
  • Excellent IT skills to ensure systems and processes enable accurate monitoring of stock.
  • A solid track record of driving improvements in and across teams to achieve targets and outcomes, fostering a performance culture.
