Our client
Morgan Hunt is delighted to be working with a local not-for-profit organisation that has been providing high quality supported housing for single, vulnerable homeless people since 1987. They are situated close to both Manchester City Centre and Salford Shopping Centre with a total of 250 single HMO units across approximately 30 properties. Their mission is to enhance and enrich the lives of individuals by creating a non-discriminatory, non-judgemental, safe, supportive and friendly environment, providing quality supported housing to assist in reducing homelessness for the socially excluded, while empowering the individual and promoting independence.
As the existing Housing Manager is due to retire, an exciting opportunity has arisen for a new Housing Manager to join the team and support the organisation on their journey to further growth and success. The role
- Overall day to day general management of the service, staff, support provision and houses of multiple occupancy.
- Ensuring that all housing benefit and universal credit queries are identified and resolved as well as any license issues.
- Checking and ensuring housing benefit is monitored and payments are up to date – liaising with housing benefit to ensure any suspensions are monitored and backdates requested where its applicable.
- Overseeing and responding to welfare rights queries and issues that arise as a result of change in circumstances.
- Managing the support charge arrears.
- Devising and updating rent schedules for approval by the local authority.
- Updating daily monitoring spreadsheet, used to record the tenant’s support charge payments to ensure balances are accurate.
- Overseeing all risk assessments and compliance ensuring adherence to regulations and requirements.
- Managing evictions and notices to tenants, ensuring notices are compliance with license agreements.
- Maintenance management – monitoring the maintenance work being carried out, ensuring compliance is checked and inspection work is carried out – PAT testing, alarms, EL testing, gas certificates for all units.
- Managing and planning to upgrade and improve the properties.
- Compliance management – ensuring all relevant certification is up to date – booking contractors to ensure compliance testing is carried out to enable certification, updating the compliance monitoring form for HSPG.
- Liaising with maintenance to ensure the identified remedial work is completed following the 3 monthly inspections.
- Management of the cleaning staff.
- Negotiating contracts with providers – BT, SHARP, EE.
- Managing Small claims online.
- Prepare documents so the landlord can represent at County Court, and Tribunals.
- Attendance at general meetings of residents.
- Formulating policy on move on, including negotiation with other housing organisations to secure move on accommodation.
The candidate
- Demonstrable experience of managing HMO’s ideally that house vulnerable people.
- Experience of property management including compliance, health and safety and maintenance.
- A thorough understanding of Housing Benefit, Universal Credit and Rent Schedules.
- The ability to work well under pressure, managing multiple priorities at once.
- The ability to build strong relationships both internally and externally with key stakeholders and staff members.
- The ability to “think outside the box” to achieve cost effective solutions for the organisation whilst maintaining a quality service offering.
